If you are a U.S. citizen and have a self-directed Individual Retirement Account, you may not be aware of the fact that you can actually purchase Investment Real Estate in the U.S. or internationally. This is information your Stockbroker may not want you to know because he or she would love to see your funds invested in stocks, bonds or mutual funds. There are obviously rules you must follow, but it is totally allowable and legitimate to use funds in your IRA to buy Investment Real Estate.

Israel Real Estate – Update on Land Reform

In a reference to his plan to privatize the Israel Land Administration land, Prime Minister Benjamin Netanyahu, said in a speech at the just completed Caesarea Forum on National Economic Policy ” We must simplify the building process, make homes cheaper to buy, and enable people to afford homes without mortgaging their lives”. He also said that Israel is 120th in the world for the time it takes to buy a home. The Prime Minister believes Land Reform will be a growth engine for the country’s economy, enabling more people who live in Israel to buy homes.

Israel Real Estate Update: Understanding the Current Market

A very informative article just appeared at Haaretz.com that gives some extremely interesting details about the current Real Estate market in Israel. The article is based on figures released by the Central Bureau of Statistics in Israel. First quarter of 2009 figures shows that apartment prices in Israel, actually rose an average of 5%. There has been an obvious slow-down in the number of real estate transactions since the Global meltdown, but other than the luxury market, the slowdown has not drastically affected prices. The sale of “new” apartments has slowed, but so also has building. The commercial market in Israel is in a current oversupply situation with many deals to be had.

Diaspora Jews’ Israel real estate purchases declined in 2008

So says an article at today’s Haaretz.com

The global economic crisis has badly hurt property sales to foreign residents. State Revenues Authority data shows that in the fourth quarter of 2008, there was a 40% decline in the number of sales compared to the third quarter – and a 60% decline in comparison with the fourth quarter of 2007.

Meanwhile, an article regarding Pending Home Sales in the U.S appeared in today’s news.

May 4 — The number of Americans signing contracts to buy previously owned homes jumped 3.2 percent in March, reinforcing signs that the housing slump in its fourth year may be near a bottom.

The index of signed purchase agreements, or pending home re-sales, compared with a 2 percent gain in February, the National Association of Realtors said today in Washington. The March reading of 84.6 was 1.1 percent higher than the 83.7 level in the same month a year earlier.

Realty officials:Apartment prices to drop

Survey conducted among 50 CEOs, deputy directors of leading real estate agencies reveals 14% believe flat prices will decline in central Israel by more than 20%; most believe prices will rise again in 2010.

Those are the headlines of an article at Ynetnews.com which discusses sales prices and the prices of rentals.

New apartment sales up in Jerusalem & Haifa

According to an article at the Arutz Sheva website, new apartment sales in Jerusalem doubled in January of this year, compared to January of 2008. Sales of new apartments in Haifa were also up for this same period but only moderately at a 12% increase. The rest of the country experienced a decrease in sales over the same 12 month period by as much as 33%.

The article also states that supply of unsold apartments is dropping slightly with the end of January 09 supply at 2% less than the previous month.

Future apartment shortage in Israel

With global real estate markets experiencing declining values over the last 12 months, one would think the same would hold true for Israel. That may be the case at this moment, but according to an article at jpost.com earlier this month, the point is made that construction of new apartments is way down which may exert upward pressure on prices when demand picks back up.
